What Business are you in?

Our primary business is in distressed real estate property. We are Professional Real Estate Investors that have negotiated and bought hundreds of single family properties in the Tampa/Clearwater area. 

How do you make money?

We continue to purchase and sell 4 to 12 properties each month. Because most of these properties are purchased in distress situations, we purchase the properties at 60-70% of the market value. 

Do you always use private funds?

No, although we have over $1 million dollars in bank lines, we also use private investors funds. We can purchase more houses this way. 

What happens to the properties after you buy them?

We have professional repair crews that remodel the houses we buy. We resell the "like new" houses almost immediately through our marketing system and the MLS (Multiple Listing Service). Our return on investment is usually 30% or more. That is why we can pay 12% guaranteed! 

Do I pay taxes on my earnings?

One of the best benefits to our investors (besides a great yield!) is that the money is tax deferred. Our investors utilize a self directed IRA which is set up for the funds. (We recommend Entrust or Mid-Ohio).

Does the money go directly to your business?

No, when we need funds, we submit the purchase and sale contract to the title company. You are contacted by the title company (Fidelity National Title) when we purchase a property. Your IRA is the mortgage holder (you get a first mortgage) on the property with approximately 30% equity in it the day we purchase it.

Can I get my money back if I need it?

Yes, we can pay off the mortgage with 30 days notice. This keeps your money liquid. Most investors like to keep earning 12% so they keep as much available to us as possible for as long as possible.

How much can I start with?

A minimum of $50,000 is needed so that there is only one mortgage per property.

When do get my interest?

We market the "like new" property for sale and you continue to earn 12% interest until it is sold. Each month we send checks to your self directed IRA account!!!
